Home sales in the Greater Toronto Area (GTA) declined 0.9% in July from a year earlier following four consecutive months of gains.
Canada’s biggest housing market saw 5,995 homes sold during July, down slightly from the same period in 2025. However, sales rose 3.2% from June of this year.
The Toronto Regional Real Estate Board said the average selling price decreased 4.5% year-over-year to $1 million in July.
There were 14,484 new listings on the market in July, down 17.8% a year earlier. Inventory in Greater Toronto declined 12.1% as there were 26,098 total active listings in July.
Vancouver Market Cools
Across the country in Vancouver, British Columbia, home sales declined 10% year-over-year in July as the residential real estate market continues to cool.
Greater Vancouver saw 2,061 home sales during July, which was 9.8% lower than in July 2025 and 18.6% below the 10-year seasonal average.
The average price for all types of residential properties sold within Vancouver was $1.09 million, a 6.2% decline from July 2025 and a 0.9% dip from June 2026.
There were 4,991 new listings on the Vancouver market in July, down 11.5% year-over-year. The inventory of homes for sale fell 4% to 16,476 but was 26.8% above the long-term average.
